Complete sanding and refinishing is the most thorough way to restore hardwood floors. We sand down to bare wood, apply your chosen stain, and finish with multiple protective coats — leaving your floors looking brand new.
Our Refinishing Process

Preparation
We move furniture, protect adjacent areas, and seal doorways to contain dust. All nails are set below the surface.

Coarse Sanding
We use drum or belt sanders to remove the existing finish and a thin layer of wood, eliminating deep scratches and stains.

Edge and Detail Sanding
Edge sanders and hand tools address areas the drum sander cannot reach — along walls, in corners, and around obstacles.

Fine Sanding
Progressive finer grits smooth the surface to prepare it for stain and finish.

Stain Application
If a color change is desired, stain is applied and allowed to penetrate the wood before the finish coats begin.

Finish Coats
We apply two to three coats of oil-based or water-based polyurethane, lightly buffing between coats for a smooth, durable result.
Finish Options
Oil-Based Polyurethane
Warm amber tone, extremely durable, longer dry time. The traditional choice for hardwood floors.
Water-Based Polyurethane
Clear finish that preserves the natural wood color, faster dry time, lower odor. Popular for lighter wood species.
Satin
Low sheen that hides everyday scratches and dust. The most popular sheen level for residential floors.
Semi-Gloss
Moderate sheen with a slightly more formal appearance. Shows more surface detail.
Matte
Very low sheen for a natural, raw-wood appearance. Excellent at hiding wear and imperfections.
Frequently Asked Questions
How many times can hardwood be sanded?
Most 3/4-inch solid hardwood can be sanded four to eight times over its lifetime. Engineered hardwood can typically be sanded one to three times depending on veneer thickness.
Is dustless sanding available?
Yes. We use dustless sanding equipment that captures the majority of dust at the source, significantly reducing cleanup and improving air quality during the project.
How long before I can walk on the floors?
Light foot traffic is usually possible 24 hours after the final coat. We recommend waiting 72 hours before replacing furniture and 7 days before placing area rugs.
Can I change the stain color during refinishing?
Yes. Refinishing is the ideal time to change your floor color. We offer a wide range of stain samples and can apply a test patch during the estimate visit.
What is the difference between oil-based and water-based finish?
Oil-based finish adds a warm amber tone and is extremely durable but takes longer to dry and has a stronger odor. Water-based finish dries clear, faster, and with less odor — ideal if you want to preserve the natural wood color.
